19/01589/FUL The erection of 60 Extra Care apartments for older persons with associated communal facilities, parking and landscaping (C2 use class) following the demolition of the existing buildings.
This application by McCarthy & Stone is to provide a further 60 extra care facilities in one seven-storey and one four-storey block rather than affordable family homes (under prevailing legislation there is no requirement to provide a proportion of affordable units for developments of the type proposed).
While making a number of other comments on the proposal the Society has objected due to the height and massing of the proposed buildings, inappropriate housing mix, impact on the Church Street Conservation Area and inadequate design focus on climate change response.
The Borough’s planning basis for our new Local Plan requires 80% of all new units developed in the plan period to be two- and three-bed family homes, 40% of which would desirably be affordable units. This application provides no accommodation in either category.
