22/01786/FUL Erection of a 3-bed, detached 1 1/2 storey family dwelling with landscaping and other associated works.
This is the third application to add a second backland development house in the rear garden of the original property at 81 College Road. Both previous proposals were refused, and while this application claims to address the reasons for refusal of the second application, the Society believes that most or all of the reasons remain valid.
The proposal remains for a 2 story 3-bedroom house on a small plot, taking half the remaining garden in 81 College Road, requiring access across the grass verge in Copse Edge Avenue, which is an unadopted private road. Neighbours in Copse Edge Avenue have also objected. They claim that consent from the Residents’ Association will not be granted, but this is not a planning matter which the EEBC Planning Committee can take into consideration.
So the Society has objected on the basis of “cramming”, backland development and loss of biodiversity. In addition the remaining small rear garden would be inappropriate for the existing large detached house at 81 College Road.
